You know what, LiveTulum really surprised me when I stayed there last month. I mean, finding a solid 4-star spot in Tulum that doesn’t feel completely touristy is honestly getting harder these days, but this place nails that sweet spot between comfort and authenticity. The property sits right in the heart of the action – you’re literally a five-minute walk from the main strip along Avenida Tulum, but tucked back just enough that you won’t hear the street noise all night (though honestly, the jungle sounds take some getting used to if you’re a light sleeper).

What I loved most about this place is how they’ve designed each room to feel like you’re staying in a friend’s well-appointed casa rather than just another hotel. The interiors have this perfect mix of modern Mexican design with natural materials – lots of warm wood, local textiles, and these gorgeous tile bathrooms that photograph beautifully if you’re into that sort of thing. The air conditioning actually works well (crucial in Tulum’s humidity), and I was pleasantly shocked by how reliable the WiFi was throughout the property. The staff here genuinely knows their stuff too – they pointed me toward this incredible cenote about fifteen minutes away that I never would’ve found otherwise, and helped arrange transportation that didn’t cost a fortune.

Now, let’s talk practicalities because this matters when you’re actually staying somewhere. The hotel restaurant serves breakfast until 11 AM, which is perfect for those lazy vacation mornings, and their chilaquiles are legitimately some of the best I’ve had outside Mexico City. Parking is included and secure, which is a huge relief if you’re renting a car to explore the ruins or beach clubs. Speaking of the beach – it’s about a ten-minute bike ride to the main Tulum beach area, and the hotel provides bikes (though check the tires before you head out, learned that the hard way). The pool area gets busy around 2 PM when the sun is perfect, but early mornings there are absolutely magical with just the sound of birds and maybe one or two other early risers. One small thing – the walls aren’t super thick, so if you get neighbors who like to party, you’ll know about it. But honestly, most guests here seem to respect the chill vibe. The location puts you within walking distance of some fantastic local spots along Calle Centauro Sur, including this mezcal bar that locals actually frequent. I’d definitely stay here again, especially since the value feels right for what you get in a town where prices can get pretty wild during peak season.

  Everything was great, the A/C and Fan help a lot with the humid hot weather. The room look exactly like how it was advertised, love the overall vibe here, pool was great too. Leo was a fine gentleman, patiently answered all my questions around the area. Easy 20 minutes+ bike ride to the ruins and beach area.

  This was a very nice room that breathed vacation. Nicely decorated, and yes the pretty pictures you see also apply to the smallest room. Friendly staff, free drinkable water. Good value for money, would definately return.
