First Impressions

When I first pulled up to Luxury Condos Tulum – Private Cenote & Gym, I honestly wasn’t sure what to expect from the name alone. But walking through the entrance, you immediately get why this four-star property has earned such solid ratings from guests. The whole setup feels more like a private residential complex than your typical hotel — which, I mean, makes sense given the condo-style accommodations. There’s this immediate sense of exclusivity without the stuffiness you sometimes get at high-end places.

Location & Getting Around

The location on Avenida Coba Sur is actually pretty smart if you know Tulum at all. You’re close enough to the action but far enough away that you won’t hear beach parties until 3 AM. What I really appreciated was the free private parking right on site — honestly, this is huge in Tulum where finding a decent parking spot can be a real headache. Couples seem to particularly love this area, and I can see why. It’s got that romantic, secluded vibe while still being accessible to the cenotes and ruins that everyone comes here for.

The Accommodations

Each room here is more like having your own private retreat. The condo-style layout gives you way more space than your average hotel setup, and there’s something refreshing about having a proper living area where you can actually spread out. The design strikes this nice balance between modern comfort and that earthy Tulum aesthetic — you know, lots of natural materials and clean lines without feeling cold. I spent a good chunk of time just relaxing in the space, which says something because I’m usually out exploring every minute of a trip.

The Private Cenote Experience

Now, here’s where things get really special — the private cenote access. I’ve been to plenty of cenotes around the Riviera Maya, but having one essentially to yourself (and other guests) is a completely different experience. The water is that incredible crystal-clear blue you see in photos, and without the crowds, you can actually hear the jungle around you. There’s also an on-site gym if you’re the type who needs to keep up with workouts while traveling, though honestly, swimming in the cenote felt like exercise enough for me.

  The Bloomson Company who runs this condo was very responsive to all messages. I mistakingly left a valuable ring at the condo and their staff found it for me after we had checked out. They graciously coordinated with me to pick it up a few days later when we returned to Tulum. Miguel at Bloomson was particuarly helpful. It was a wonderful stay!

  The apartment is located within a fantastic complex and is very modern. Amenities were great including a well equipped gym and there were plenty of places to sunbathe. The front desk was also very helpful with providing recommendations and answering any queries we had regarding the complex itself.

  The location was perfect, close to a few restaurants and shops and walkable to a grocery store. Definitely recommend a scooter or ATV to get around and to the beach and downtown area as the taxi was about $45 USD for a 20 min ride, more if using credit card. There was someone on staff 24 hours which was helpful. We arrived early and were able to leave our luggage while we went to explore. It was quiet and tranquil except for a bit of construction which didn’t really affect or bother us. The pools are all public for any guests, (even though they seem to be private for the first level) and all of different depths. The private cenote was divine and beautiful! I truly appreciated the quick responses from the property when I messaged!

  I stayed in the penthouse 401F which was great value for money considering it was the highest season.
  
  Xalet condos are fabulous, located between the town and the beach it’s a great spot. Both are a bit a of a walk but if you hire a bike you’ll be fine. There are restaurants and a big supermarket close by if you don’t want to venture far.
  
  The development is STUNNING and the views from the communal rooftop is great.
  
  The instructions for the access were simple and received quickly which allowed for an early check in on arrival. It features an electronic access so no need for annoying keys! Just punch in the code. It also locks automatically behind you so felt super secure. There are loads of camera on the premises and guards that are walking around so as a solo female traveler I felt really safe.
  
  The apartment was well equipped, I loved how easy it was to sync my Spotify to the tv, the massive bottle of water that kept me hydrated throughout my stay plus the extension cable which made it super easy and convenient to plug all my devices in and chill at the same time. Not all the apartments came with this so it was much appreciated!!!
  
  The balcony is spacious and well furnished. I loved lounging in the hammock on Christmas Day! Bliss!

  Beds are comfortable, the kitchen, appliances, silverware, and electronic are complete and upscale!
  Two bikes are provided, a big plus to explore Tulum beach and ruin
