This four-star boutique property sits in the heart of Aldea Zama, which is sort of Tulum‘s answer to a planned community, but way more stylish than that sounds. The whole place has this effortless boho-chic vibe that doesn’t try too hard, you know? It’s like someone took all the Instagram-worthy elements of Tulum and actually made them livable.

The Perfect Tulum Base

What I love about Kiki’s location is that you’re close enough to everything without being in the chaos of the beach zone. Aldea Zama puts you about 10 minutes from those famous beach clubs everyone talks about, but you can actually get a good night’s sleep here. The parking situation alone makes this place worth it — I mean, try finding free parking anywhere else in Tulum during high season. Plus, couples seem to get it — they consistently rate the location nearly 9 out of 10, and after spending time here, I totally understand why.

The Room Experience

The room design strikes this perfect balance between jungle retreat and modern comfort. You’ve got these gorgeous natural materials everywhere — think polished concrete, warm wood, and plenty of plants — but also reliable air conditioning and actually decent WiFi. The bathrooms are particularly impressive, with rainfall showers that make you feel like you’re bathing in a cenote. What really got me was the attention to detail — local textiles, handcrafted furniture, and these little touches that remind you you’re in Mexico without hitting you over the head with it.

Dining and Social Spaces

The on-site restaurant serves up this fantastic fusion of Mexican and international flavors, and honestly, the breakfast alone is worth staying here for. They do this incredible take on chilaquiles that I’m still thinking about months later. The communal areas flow really naturally from indoor to outdoor spaces, which is crucial in Tulum’s climate. There’s this gorgeous pool area where you’ll find yourself lingering way longer than planned, especially during those intense afternoon hours when even the locals take a break.

Here’s the thing about Kiki Tulum — it gets the balance right. You’re getting that authentic Tulum experience without sacrificing comfort or dealing with the pretentiousness that can plague some of the more famous spots. The staff genuinely seems to care about your experience, and they know the area well enough to point you toward the hidden gems. It’s the kind of place where you can easily spend your entire vacation without feeling like you’re missing out on anything.

  The place is not very big, but very welcoming and you can feel safe. Rooms are clean and big with very cure "bohemian " but simple design. The kitchen had everything you need and the overall location is great.
  This was my second time staying here as we, unfortunately, had a really bad experience with another place we booked and we had to move. Luckily there was some availability at Kiki so we moved here.
  I will definitely come back to Kiki.

  Beautiful apartment with everything you could need. Outdoor private terrace was lovely and communal roof top terrace with swimming pool was really nice. 20 mins walk from town but you can rent bikes from them so not a problem.
