First Impressions

When I first pulled up to Mamasan Treehouses & Cabins along the Tulum-Boca Paila road, I honestly wasn’t sure what to expect. The entrance is pretty understated — you could almost miss it if you’re not paying attention. But once you step onto the property, it’s like entering this secret jungle hideaway that feels worlds away from the busier parts of Tulum. The whole place has this Robinson Crusoe vibe, but with all the comforts you actually want on vacation.

The Treehouse Experience

Let me tell you, staying in an actual treehouse as an adult is way cooler than it sounds. My room was perched about fifteen feet up, surrounded by thick jungle canopy where you can hear howler monkeys in the early morning (they’re loud, but honestly kind of amazing). The design is rustic but thoughtful — think natural wood everywhere, mosquito netting that actually works, and these big windows that let in just enough breeze. You’ll want to pack light though, because hauling a heavy suitcase up those wooden stairs gets old fast.

Location and Getting Around

The location is actually perfect if you want to be close to the beach zone but away from the crowds. You’re about a ten-minute bike ride from some of the best beach clubs, and the hotel provides bikes which is clutch because parking down by the water can be a nightmare. I mean, you could walk to the beach, but it’s hot and there’s not much shade along that stretch of road. The cenotes are also super accessible from here — Dos Ojos is maybe fifteen minutes by car.

Food and Practical Stuff

The breakfast situation surprised me in the best way. They’ve got this little open-air restaurant area where they serve everything from standard continental fare to proper vegan options and gluten-free stuff. I’m not usually a breakfast person, but their fresh fruit and local coffee had me getting up early just to sit in the jungle and eat. The staff is really accommodating too — they’ll pack breakfast to go if you’re heading out for an early cenote trip or beach day.

Why Guests Love It

This four-star spot really nails that sweet spot between adventure and comfort. Couples seem to love it here, and I can see why — there’s something romantic about falling asleep to jungle sounds and waking up in the trees. The whole property feels intimate without being cramped, and you get that authentic Tulum jungle experience without roughing it completely. Just bring bug spray and embrace the fact that you’re basically camping in style. It’s not for everyone, but if you want something different from the typical beachfront resort, this place delivers.

    We had the most amazing time at Mamasan. Amazing view all through the day and night thanks to the glass ceiling and the most friendly and accommodating staff. You feel like spending the night far out in the jungle, when the beach ist just a 100m away. Location, Design, Food, Staff.. all 10/10. Absolutely recommend.

    The room is as you can see it in the pictures and is really nice to be honest, the noise is not a bog deal the place is just to sleep any amenities not access to the beach near to the place at leats you pay the entrance to one of the beach clubs that takes the coast access in all that area, I will recommend to stay max 2 days after that could be boring in that price you can get something with beach access.

    Unique treetop pods, nicely styled. Good location on the main strip of Tulum. Parking was available and Ivan in particular was very welcoming. You can hear the noise from taboo beach club next door, but we stayed in one of the pods beyond reception so it was very faint and not really an issue, we actually slept really well!

    Property has a great location close to all the hot spots and on the main hotel strip. The staff was very nice and friendly. We got an upgrade while checking in complimentary. If you book the dome rooms you don’t hear anything at night at all like some reviews suggested. The air conditioner also works really well. We were actually cold on some nights and had to adjust to make a little warmer. Which is good considering we’re in a tropical location! During the day there is plenty of natural light as well which was nice.

    Honestly this property is pretty convenient to get around. Everything is walking distance and could always take the small microbus for 30-40 pesos. And the staff were so helpful especially jimmy and Ivan!

    We loved our room and stay in the treehouse (studio). It was a perfect place to relax on a rainy day in Tulum with the bath in the room and large windows looking over the jungle. Jimmy and staff were always so kind and helpful. The location is great and safe, we are so happy we stayed in the hotel beach zone instead of Tulum town. There is lots of eateries and shops nearby. You don't hear any noises from near by clubs/street in the studios.
